Caretaking & Building Manager Performance Audit
The agreement says one thing. What happens on the ground often says another. We review your caretaking and building-management agreement clause by clause, then check the caretaker's real performance against the duties they are contracted and paid to deliver: grounds and cleaning, maintenance response, common property condition, and record-keeping. We document where obligations are being met, and, more importantly, where they are not.
Committee Advisory Retainer
A report only matters if something changes. On an ongoing retainer, we make sure it does. We hold regular check-ins, as often as fortnightly, with your caretaker and building manager to track identified issues through to resolution. We review the reports your manager sends before you do, and brief your committee ahead of every meeting. The simple fact that an independent expert is now watching tends to lift performance on its own.
Strata Manager Accountability Review
Your strata manager is paid by the body corporate, but can you see exactly what they earn from your scheme, or whether your insurance carries undisclosed commissions? We review the management agreement, the fee structure including any Schedule B charges, the insurance arrangement, and disclosed versus hidden income, then assess the manager's performance against what they are actually contracted to do.
Compliance & Common-Property Audit
Some of the most expensive failures in a scheme are the ones nobody is checking. We audit the statutory and common property obligations that sit with the body corporate, including fire-safety maintenance and the relevant annual certifications, and the rules governing parking and towing on common property. We identify where contractors or managers are not meeting their obligations, and where the scheme is exposed.
Levy & Financial Health Review
Are your levies funding the right things, and is your sinking fund actually on track? We independently review the administrative and sinking funds, the budget, and the insurance arrangement, and flag overcharging, underfunding, or a special levy heading your way before it lands.
